This would really depend on how you would like us to react. As a firm of Solicitors we are able to leverage our legal knowledge and take steps to recover outstanding rent arrears accordingly. Often times it can often be better to take time to understand the reasons why a tenant is behind on rent payments. Aside from formal landlord / tenant disputes a better approach to rent arrears management may be to work positively with the tenant if they genuinely are experiencing financial difficulties and this is the root cause of the rent arrears problem.

As all of our personal account managers are also trained and experienced debt advisors we are able to put in place a structured debt repayment scheme to deal with all of a tenants debt commitments accordingly. As rental payments are a priority commitment they would be treated in preference to other non-priority debts and would be collected and paid to our landlord clients as a priority to reflect the importance of the debts situation. In our experience this ethical approach to dealing with genuine situations of tenant financial problems is a much more positive way of actually recovering outstanding rent arrears as swiftly as possible whilst dealing with tenants sympathetically and professionally in genuine cases. As a firm of solicitors we would always advise clients professionally to demonstrate fairness and reasonableness when dealing with debt matters with tenants. This pro-active stance we offer is conducive to that rationale and often supports a landlords actions if court litigation becomes necessary for down the road.
