Private Landlords Legal Protection For Tenant Eviction In The Small Claims Court
A new integrated legal protection and low cost rent collection service
has been launched by R. James Hutcheon Solicitors in the UK. The legal
protection and rental payment processing facility offers private
landlords a comprehensive legal support package to protect against the
costs associated with dealing with problem tenants that may ultimately
need to be evicted using the small claims court and formal legal
proceedings.
The service launched by the law firm has been designed to provide value for money for the many private landlords that do not feel that traditional letting agents offer value for money when it comes to their typical monthly management fees. It is much documented that a large proportion of landlords offering rented accommodation to tenants in the UK believe that letting agents monthly management fees are completely out of sync with the actual 'property management' they perform in respect of the majority of the properties they are paid to manage. Many landlords have argued that the level of fees charged by most letting agents are far too high as they simply act as rent collector in many cases. This is is thought to be particularly apparent with regards to more modern flats and houses were typically very little property maintenance is needed to ensure the physical upkeep of the buildings.
With letting agents management fees typically starting at 10% upwards a property with a total rental income of £1,300 per month would see the letting agent pocket £130 each month for a questionable amount if 'management' service. In comparison, the Rent Management Service from R. James Hutcheon Solicitors costs landlords just £10 per tenant per month and also has the added bonus of providing the landlord with a legal protection element built into the low cost pricing structure to cater for incidences of bad tenant behavior were it becomes necessary for legal steps to be taken on behalf of the landlord to formally deal with recalcitrant tenants.
The Rent Management Service also provides a comprehensive management information system for landlords with monthly statements issued to both the landlord client and their tenants as part of a best practice approach to rent collecting and processing. Landlords and tenants also have online access to their account and a personal account manager is provided to liaise between a landlord and their tenants accordingly.
